
This blog post regards the area of the Central Avenue Park neighborhood located north of Central, west of Holland-Sylvania, south of Goodhue, and east of I-475. Of particular interest is the shrinking residential zoning in this area.
According to the Future Land Use Plan section of the 2018 Sylvania Township Land Use Plan publication, the area north of the red line in the photo below is zoned as “transitional.” Transitional zoning refers to areas designated to “bridge the gap” between different land uses. Transitional zoning can also lead to residential properties being purchased and converted or replaced by commercial enterprises, in most cases resulting in the demolition of existing homes, which is already taking place in this area. The red line shows the 400 feet demarcation line from Central Avenue, zoned for commercial development.

That line can be increased to 800 feet which places it at, or very near, Goodhue.
